DC/081474 – Request for Confirmation of Discharge of Contaminated Land Conditions.

Dear Planning Officer,

I am writing regarding planning application DC/081474 (Retention, conversion and extension of the Cow and Calf Hotel to form 3 dwellings and erection of 5 houses and 1 bungalow together with new access and parking).

I have reviewed the Updated Remediation Strategy dated July 2022 that was submitted in support of the development. The report states that remediation works were required in relation to contaminated ground and that a Site Verification Report (Validation Report) should be submitted following completion of those works to demonstrate that the site had been remediated to a suitable standard.

Having reviewed the documents available on the Council’s planning portal, I have been unable to locate either a discharge of conditions decision, a discharge summary, or the verification report relating to the contaminated land condition(s). As a result, it is unclear whether the Council has formally accepted that the required remediation works were completed in accordance with the approved strategy.

I would therefore be grateful if you could confirm whether the contaminated land condition(s) associated with application DC/081474 have been formally discharged and, if so, the date on which this approval was granted.

I would also appreciate confirmation as to whether a Site Verification Report or Validation Report was submitted and approved by the Council, together with details of where the discharge decision notice and supporting documentation can be viewed on the Council’s website. If these documents are not publicly available online, I would be grateful if copies could be provided.
